Legal Information

If you’re an NRI, the following documents are needed on your end to make the land purchases:
- A power of attorney in the name of a resident Indian who can manage legal and financial proceedings on your behalf.
- Your PAN Card.
- A copy of your passport (if your PAN card is unavailable).
- An NRE or NRO account for transactional purposes with the builder.
Purchasing property is a lucrative investment for NRIs, especially in India, where recent legislative enhancements such as amendments to the Land Acquisition Act, relaxed FDI rules, and the Real Estate Regulatory Bill have significantly benefited foreign investors.
The Reserve Bank of India permits NRIs to buy or sell property through foreign exchange, utilizing any Indian bank, or through NRE/FCNR accounts. Documentation of such transactions must be submitted to the central office of the Reserve Bank of India within 90 days of the purchase. No prior official permission is needed, offering you complete freedom in your investment choices.
Eligibility extends to NRIs currently residing abroad, PIOs (Persons of Indian Origin) who have held an Indian passport at any time, or individuals whose father or grandfather was an Indian citizen as per the Constitution of India or the Citizenship Act of 1955.
